How Long Does a Mortgage Pre-Approval Take?
Most mortgage pre-approvals take about 1 to 3 business days after the lender has a complete application and the documents needed to verify it. A straightforward file can be ready the same day, while self-employment, recent job changes, credit questions, or missing documents can take longer.

What is the difference between pre-qualification and pre-approval?
Lenders do not all use these words the same way, so ask what was actually reviewed. PBT Bancorp issues pre-qualification letters, while another lender may call a similar review a pre-approval.
PBT pre-qualification
The first conversation can usually tell you whether the basic numbers look workable without a credit pull. We issue the letter after reviewing the application, credit, income, assets, debts, loan program, and price range.
What another lender may call pre-approval
Some lenders use pre-approval for a documented review before the buyer has a property. The label alone does not tell you what was checked, and any letter is still conditional on the property and final underwriting.
What documents help PBT issue a pre-qualification letter faster?
You do not need every possible mortgage document before the first call. You do need the items that support the income and funds being used for your specific loan.
For a VA buyer, we also pull the Certificate of Eligibility (COE) through the VA system. You do not need to wait for a paper copy before calling us.

The common 1 to 3-day timeline assumes the application is complete and the documents match what was entered. A file can take longer when the income, credit, or funds need an explanation.
Self-employment or variable income
Business income, commissions, overtime, bonuses, or contract work can require more history and a calculation that a regular salary does not.
A recent job change
A new job is not automatically a problem, but we may need an offer letter, the first pay stub, or a clearer record of the work history.
Large or unusual deposits
Funds outside the normal paycheck pattern may need a paper trail, particularly when that money will be used for closing or reserves.
Credit disputes or recent debt
Open disputes, a new account, a recent late payment, or balances that changed after the application can require an updated review.
How long is a mortgage pre-approval good for?
Check the expiration date on the letter because the time varies by lender. The Consumer Financial Protection Bureau says a pre-approval letter typically expires in 30 to 60 days, while some lenders use a longer period. The documents behind the letter also age, so a lender may ask for a current pay stub, bank statement, or credit update.

Does a mortgage pre-approval hurt your credit?
The initial PBT conversation does not require a credit pull, but issuing a pre-qualification letter requires us to review credit. That inquiry can have a small effect on the score. The CFPB says multiple mortgage credit checks within a 45-day window are recorded as a single inquiry for this purpose, which lets you compare lenders without treating every mortgage inquiry as a separate new debt request.

How does VA loan pre-qualification work at PBT Bancorp?
People often search for VA loan pre-approval, but PBT Bancorp issues a pre-qualification letter. The review also includes VA eligibility, entitlement, residual income, occupancy, and the loan benefits that apply to the file. We pull the COE, calculate any remaining entitlement, and check the proposed payment with property taxes, homeowners insurance, and association dues instead of using the purchase price by itself.
PBT Bancorp has VA purchase lenders that consider credit scores as low as 500, while many lenders want 620 or higher. A lower score is not an automatic approval. You can shop with a price range and a letter showing the seller that a lender reviewed the financial side of the offer. When a contract is accepted, we update the file for the exact property, send or refresh disclosures, order the VA appraisal, verify title and insurance, and finish underwriting.
A PBT pre-qualification is not final approval because the house was not part of the first review. The property, appraisal, title, insurance, final documents, and any changes to credit, income, assets, or debts can still affect the loan.
