What does PBT Bancorp do?

We help Veterans buy a home, build a new home, or refinance the mortgage they already have. Our team works nationwide by phone, email, and secure online tools, so you can work directly with us whether or not you live near a bank branch.

Most of our work is centered on VA loans. We handle VA purchase loans, cash-out loans, high-balance financing, manufactured homes, and one-time close construction loans. The VA Interest Rate Reduction Refinance Loan (IRRRL), often called a streamline refinance, is available for eligible homeowners who already have a VA mortgage. We can also compare other mortgage programs when a VA loan is not the best fit for the home or borrower.

Why do bank and wholesale loan options matter?

Many banks can only offer their own loan programs, while we can use PBT Bancorp’s bank programs and compare options from more than 35 wholesale lenders. What credit score options are available?

The VA does not set a minimum credit score, and each lender or loan program can set its own requirements. At PBT Bancorp, we have the ability to go as low as 500 on cash-out and purchase loans, and our VA IRRRL program has a No Minimum Credit Score option.

We do not make the decision from the score alone. Payment history, income when required, monthly debts, residual income, entitlement, the property, and the loan program can all affect approval.

Once the application and required documents are complete, a VA loan can often close in 2 to 3 weeks. The actual date still depends on the appraisal when one is needed, title documents, insurance, remaining underwriting conditions, and how quickly we receive anything else required for approval.
