VA Loans in Georgia

Georgia is home to 608,876 veterans and some of the Army’s most storied posts, Fort Benning, Fort Gordon, and Fort Stewart among them, plus Robins AFB’s massive depot, the submarines of Kings Bay, and metro Atlanta’s 300,000-strong veteran community. Across all of it, homes still trade at prices the coasts forgot, and we close zero-down VA loans in every market on this page.

Why Georgia runs on the VA loan

Georgia pairs serious military infrastructure with genuinely attainable housing. Fort Benning trains more than 44,000 Soldiers a year outside Columbus, Fort Gordon’s cyber boom has pulled 17,000-plus personnel toward Augusta, Fort Stewart fields the 3rd Infantry Division beside Hinesville, and the medians in those markets run from $179,900 in Albany to $340,000 in Savannah. A zero-down VA loan with no monthly mortgage insurance (PMI) puts nearly every one of these cities within reach of an E-5’s pay, and in 2023 alone Georgia veterans used the benefit for 20,905 loan guarantees, about one in eight mortgages statewide.

Georgia property taxes and the new retirement exemption

Georgia assesses property at 40 percent of market value before local millage, which lands effective owner-occupied rates between roughly 0.75 and 1.33 percent across our markets, and the state’s veteran benefits improved dramatically this cycle. Beginning with tax year 2026, Georgia exempts up to $65,000 of military retirement income from state tax at any age, each spouse separately on a joint return, replacing the old age-tiered rules. Disabled Veterans rated 100 percent, including unemployability ratings, get a homestead exemption shielding well over $100,000 of home value, $121,812 for 2025 and indexed annually, with surviving spouses carrying it forward.

Every one of Georgia’s 159 counties carries the standard $832,750 conforming VA limit for 2026, no high-cost exceptions, and full-entitlement Veterans face no cap at all anywhere in the state.

Active-duty service members qualify after 90 days of continuous service, most Veterans with 90 days of wartime or 181 days of peacetime active duty, Guard and Reserve members at six years of service or 90 days of activated federal orders, and surviving spouses of members lost in the line of duty. Georgia VA loan questions

Which Georgia bases and cities do you serve?

All of them, statewide and nationally. Fort Benning at Columbus, Fort Gordon at Augusta, Fort Stewart at Hinesville with Hunter Army Airfield inside Savannah, Robins AFB at Warner Robins, Naval Submarine Base Kings Bay above the Florida line, and MCLB Albany in the southwest. Macon serves the Robins commuter belt and metro Atlanta holds the Southeast’s largest veteran community. Each has its own page with live local market data.

What changed for military retirees in Georgia?

House Bill 266, signed in May 2025, exempts up to $65,000 of military retirement income from Georgia tax at any age beginning with tax year 2026, and each spouse can claim it separately. The old rules capped younger retirees at $17,500 unless they had matching earned income. A 42-year-old retiring E-8 now keeps Georgia tax off essentially all of their retirement pay, which changes the where-to-retire math across the whole Southeast.

Are Fort Benning and Fort Gordon still called by those names?

Yes, both posts had been renamed in 2023, Fort Moore and Fort Eisenhower respectively, and both reverted in 2025 under new namesakes, Corporal Fred Benning, a World War I Distinguished Service Cross recipient, and Master Sergeant Gary Gordon, the Medal of Honor recipient from Mogadishu. Official Army usage is Fort Benning and Fort Gordon again, which is how our pages and your orders will read.

How affordable is Georgia for a VA buyer really?

Among the most affordable footprints in the country. Our Georgia markets ran from a $179,900 median in Albany to $415,000 in Atlanta as of May 2026 per Redfin, with the base towns clustering between $217,000 and $265,000, all far beneath the $832,750 loan limit. Zero down at those prices means closing costs are often the entire cash requirement, and sellers cover some or all of those more often than buyers expect.
