How Can Our North Carolina Office Help?

The VA loan rules are federal, but the property taxes, insurance, attorney closing, association documents, and local market are not. Our office is in Wilmington, North Carolina, and PBT Bancorp can compare qualifying programs from more than 35 wholesale lenders instead of forcing every North Carolina borrower into one lender’s rules.

Local point of contact

One North Carolina point of contact

You have one person to call about the property, county tax, insurance, association, and closing questions that can change from Fort Bragg and Camp Lejeune to the coast, Triangle, Triad, and Charlotte area.

Program comparison

More than one lender’s rules

The VA does not set a minimum credit score, but most lenders require a score above 620.

At PBT Bancorp, we have the ability to go as low as 500 on cash-out and purchase loans, and our VA IRRRL program has a No Minimum Credit Score option.

What Does North Carolina Add for Veterans Who Own a Home?

North Carolina provides a Disabled Veteran Homestead Exclusion and a state income-tax deduction for eligible military retirement pay. Neither benefit should be assumed from the borrower’s occupation or disability rating alone because the tax office still needs the required application and supporting documents.

$45,000 from assessed value

Disabled Veteran Homestead Exclusion

The first $45,000 of assessed value may be excluded from a qualifying permanent residence.

The disabled Veteran or eligible surviving spouse still needs to complete the certification and county application process.

Military retirement

State income-tax deduction

Eligible military retirees may deduct qualifying military retirement pay from North Carolina taxable income for tax years beginning in 2021.

Eligible Survivor Benefit Plan payments may also qualify under the state rules.

Does Every North Carolina County Use the Same 2026 Conforming Loan Limit?

The FHFA lists the $832,750 one-unit conforming loan limit in all 100 North Carolina counties for 2026, which means the same amount applies regardless of where the North Carolina property is located.

$832,750

Every North Carolina county

The same amount applies in Cumberland, Onslow, New Hanover, Wake, Mecklenburg, Guilford, Craven, Wayne, and the other 92 counties.

The FHFA sets the conforming loan limits by county each year. This isn’t something that changes depending on your lender. Please keep in mind that the conforming loan limit isn’t the actual limit for the loan amount the VA will approve. It is only the limit for a conforming loan, anything over this amount would be considered a high-balance loan.

How Should You Set Up the North Carolina VA Loan Calculator?

Enter the price, rate, and down payment you are considering, then replace the property tax, homeowners insurance, flood insurance when applicable, and association costs with the figures for the actual North Carolina property. The VA does not have a maximum DTI, so the Affordability Calculator lets you change the ratio used in the estimate instead of presenting one percentage as a VA limit.

What Should Be Ready Before You Make an Offer in North Carolina?

A useful pre-qualification should match the offer you are preparing to write, which means reviewing the borrower, the property type, and the closing schedule before the contract starts counting days.

Confirm the VA benefit

We pull the Certificate of Eligibility (COE) and review entitlement, income, debts, credit, and assets with the current program options.

Build the complete payment

Property taxes, insurance, flood coverage, association charges, and any approved tax benefit should be tied to the specific home.

Set the closing schedule

Once the application has been completed and all documents submitted, a complete VA loan can often close in just 2 to 3 weeks. Of course, the actual closing date still depends on how quickly we receive the appraisal, if one is needed, title documents, insurance, and how responsive the borrower is when items are needed for underwriting.

Could Refinancing Improve Your Current North Carolina VA Loan?

Use the refinance calculator below to compare an IRRRL, cash-out refinance, or debt-consolidation scenario. The final savings and recoupment depend on the current loan, new rate, closing costs, funding fee, escrows, and the amount being financed.

What Do North Carolina Veterans Ask Us Most Often?

Where is your North Carolina office?

Our office is in Wilmington, North Carolina. That location does not change the federal VA benefit, but it gives borrowers one point of contact in the state for the property, county tax, insurance, and closing questions that can come up across North Carolina.

How does the North Carolina Disabled Veteran Homestead Exclusion work?

The exclusion removes the first $45,000 of assessed value from the permanent residence of a qualifying disabled Veteran or eligible never-remarried surviving spouse. The Veteran generally must have a total and permanent service-connected disability or receive benefits for specially adapted housing, and the certified NCDVA-9 and AV-9 forms are submitted to the county tax assessor by the filing deadline.

Does North Carolina tax military retirement pay?

North Carolina allows eligible military retirees to deduct military retirement pay when calculating state taxable income for tax years beginning in 2021. Eligible Survivor Benefit Plan payments may also qualify, and the same retirement income cannot be deducted twice under both the military deduction and the Bailey settlement.

Is the conforming loan limit higher in any North Carolina county for 2026?

The FHFA lists the same $832,750 one-unit conforming loan limit for all 100 North Carolina counties in 2026, so no North Carolina county has a higher conforming amount this year.

Which guide covers Fort Bragg and which one covers Camp Lejeune?

Use the Fayetteville or Fort Bragg guide for the communities around Fort Bragg, and use the Jacksonville or Camp Lejeune guide for Onslow County and the communities around Camp Lejeune and MCAS New River. The statewide hub keeps both routes visible because buyers may search by the city name or the installation name.

The VA purchase benefits come from the VA purchase loan guide. The statewide conforming loan limit comes from the FHFA 2026 county table, and the explanation is consistent with VA home loan guidance. The $45,000 disabled Veteran homestead exclusion and filing process come from the North Carolina Department of Revenue NCDVA-9 instructions and the 2026 AV-9 application. Military retirement information comes from the North Carolina Department of Revenue.
