How Escrow Accounts Really Work on a VA Loan

What does an escrow account actually do

Your escrow account is the part of your mortgage payment that never belonged to the lender in the first place. Every month, a slice of your payment goes into the account, and when your property tax bill and homeowners insurance premium come due, the servicer pays them out of that balance. One payment in, two bills out, and you never have to come up with a $3,000 tax bill in one shot.

Simple as that sounds, escrow is behind two of the most common surprises in homeownership, the payment that creeps up after the first year, and the refinance check that shows up weeks late. Both make sense once you see how the account actually works.

Why your payment can change after a year

Once a year your servicer runs an escrow analysis, comparing what the account collected against what taxes and insurance actually cost. When your county reassesses values upward or your insurance premium climbs, the account comes up short, and the servicer fixes it two ways at once, it bills the shortage and it raises the monthly escrow slice for the year ahead. That is why a fixed-rate mortgage can still have a payment that moves, the principal and interest never change, the escrow slice does.

Insurance is the piece moving most family budgets right now, particularly in coastal states, so when the renewal letter looks high, shop the policy. A cheaper premium flows straight back into a lower monthly payment at the next analysis.

The refinance surprise nobody explains

When you refinance, particularly to a new lender, your escrow balance does not simply slide over to the new loan. The new lender opens a brand new escrow account at closing and funds it from scratch, typically with 2 to 6 months of taxes and insurance depending on when the bills come due. Your old balance comes back to you, but as a refund check that typically arrives 4 to 6 weeks after closing, so for a few weeks you have money parked in two places.

Can you handle taxes and insurance yourself

On conventional loans with large down payments, lenders sometimes waive escrow and let you pay the bills directly. On VA loans the escrow account is generally required, and honestly, for most military families it is the better arrangement anyway. PCS moves, deployments, and tenant-occupied homes are exactly the situations where a missed tax bill does real damage, and the escrow account makes those bills impossible to forget.

Why did my mortgage payment go up on a fixed-rate loan?

Almost always escrow. Your principal and interest are locked, but the annual escrow analysis trues up the account against rising taxes or insurance, and the monthly slice adjusts. The analysis statement shows exactly which bill moved.

What is an escrow shortage and how do I pay it?

It means the account collected less than the bills actually cost. Servicers typically let you pay it as a lump sum or spread it across the next 12 months of payments, and spreading it is fine, there is no interest charged on a shortage.

Is the skipped payment after a refinance real?

Not really, and it is one of the oldest tricks in refinance marketing. Mortgage interest is paid in arrears, so the period gets covered inside the new loan’s payoff math. You skip writing a check, you do not skip the cost.

Can I shop my homeowners insurance without touching my loan?

Yes, any time. Switch policies, send the new one to your servicer, and the escrow analysis catches up. A meaningfully cheaper premium is one of the few payment reductions that takes no refinance at all.
