How do you use the 2026 BAH and BAS calculator?
Enter the five-digit ZIP for the permanent duty station shown on the orders, choose the pay grade, and select the correct dependent status. The lookup returns the published 2026 BAH rate and lets you add the standard enlisted or officer BAS amount.
When the current LES shows a different amount, the manual field replaces the published estimate with the actual amount received. The calculator totals actual monthly allowances only and does not add a mortgage qualifying-income gross-up. Final qualifying income comes from the LES, orders, duty status, and expected continuance used in the loan review.
What determines an active-duty BAH rate?
The published BAH rate does not change with the mortgage amount, home price, or rent the member actually pays. The permanent duty station ZIP, pay grade, and dependent status determine the standard rate shown in this calculator.
Permanent duty station
For a member assigned to permanent duty in the 50 states without government housing, BAH is generally tied to the permanent duty station, not the ZIP of the home being purchased.
Pay grade
The official table has a different rate for each enlisted, warrant-officer, and commissioned-officer pay grade, so the calculator should use the grade shown on the current pay record.
Dependency category
Dependency status changes the table once, between with dependents and without dependents. Adding another dependent does not create another BAH increase.
Housing and eligibility status
Government quarters, unaccompanied housing, Reserve or transit status, child-support rules, PCS timing, and other military-pay conditions can change the amount shown on the LES.

The current LES and orders tell us which BAH, BAS, and other military pay can continue. We will use the verified amounts before estimating a price or payment.
Does BAH increase for every dependent?
BAH uses two categories, with dependents and without dependents. A member with one eligible dependent can receive the same published rate as a member with several dependents at the same duty station and pay grade.
Dual-military households, child support, custody changes, and government housing can make the dependent category more complicated. The current LES and military finance office determine the actual entitlement, while we use the verified amount when reviewing the mortgage.
What is BAS, and how much is it in 2026?
Basic Allowance for Subsistence helps offset the service member’s food cost, not the cost of feeding the entire family. The official 2026 standard monthly BAS rate is $476.95 for enlisted members and $328.48 for officers.
We rely on the actual BAS shown on the current LES when it differs from the standard amount. Meal deductions, duty status, or another pay circumstance can change the cash received even when the published rate is correct.
Which housing or allowance number should you use?
BAH, BAS, GI Bill MHA, and the amounts shown on an LES are related, but they do not mean the same thing. We use each figure for its actual purpose when calculating income and the housing budget.
Published BAH
The DTMO lookup estimates BAH from the permanent duty station, pay grade, and dependent category before the current LES is available.
Actual BAH and BAS
To verify the BAH and BAS the service member is actually receiving and to review the deductions and ETS date, we use the current LES.
Post-9/11 GI Bill MHA
The VA education-benefit pages or GI Bill Comparison Tool determine MHA because the school, rate of pursuit, eligibility tier, course format, and academic dates matter.
VA mortgage qualifying income
We use verified records because the PCS orders, ETS date, expected continuance, tax treatment, occupancy, and loan guidelines determine which income can be counted.
Why can the published BAH rate differ from the LES?
A mismatch does not automatically mean the lookup or LES is wrong. The table shows a standard rate, while the LES reflects the member’s individual status and the date a pay change took effect.
- Individual rate protection can preserve a prior BAH amount while eligibility status remains unchanged
- A PCS can change the applicable location and the date a new rate begins
- Government quarters or unaccompanied housing can change regular BAH eligibility
- Reserve Component, transit, partial BAH, or BAH-Differential can use a different table
- A change in grade or dependency status can affect the current entitlement
- The ZIP entered may be a residence or property ZIP instead of the permanent duty station ZIP
- Temporary or special DoD rate action can change a locality during the year
Can verified BAH and BAS count as income for a VA loan?
Properly verified BAH, BAS, and certain other military allowances can be included in the income used for a VA mortgage. The current LES shows the amount being received, while the orders and service information help us determine whether it is expected to continue.
A PCS, new duty assignment, release from active duty, government housing, or different occupancy plan can change the amount or whether it can be counted. The calculator result alone is not income documentation.

Can BAH and BAS be grossed up for mortgage qualification?
We calculate any DTI adjustment to verified non-taxable income from the tax treatment, program rules, underwriting result, and current income-tax tables. The supported percentage is not the same for every VA loan.
This calculator shows the actual monthly BAH and BAS without increasing either allowance. We also use the actual cash received, not an adjusted DTI figure, when calculating VA residual income.
How are BAH and BAS used in VA residual income?
VA residual income measures the monthly cash left after taxes, payroll deductions, monthly debts, the proposed housing payment, maintenance, utilities, and other required expenses are paid. Verified BAH and BAS can be included on the income side at the amount actually received.
Do not use an adjusted DTI figure in place of the actual cash. The VA residual income calculator keeps the tax-exempt income adjustment separate and compares the money left with the correct region, family size, and loan amount.
Is Post-9/11 GI Bill MHA the same as active-duty BAH?
Post-9/11 GI Bill Monthly Housing Allowance is an education benefit, not active-duty BAH. For resident training in the United States, VA starts with the BAH rate for an E-5 with dependents. The final amount also depends on the student’s eligibility percentage, rate of pursuit, school location, course format, and enrollment dates.
The academic rate year differs from the active-duty BAH calendar year. Current GI Bill MHA for August 1, 2025, through July 31, 2026, uses 2025 BAH rates. The period beginning August 1, 2026 uses 2026 BAH rates, and the official GI Bill Comparison Tool provides the correct education-benefit estimate.

Is BAH based on the duty station ZIP or home ZIP?
For a member assigned to permanent duty in the 50 states without government housing, BAH is generally based on the permanent duty station. The property ZIP should be used only when it is also the applicable duty-station ZIP.
Does the number of dependents change BAH?
Published BAH uses two categories, with dependents and without dependents, and does not add an amount for every additional dependent. Dual-military, custody, child-support, and government-housing situations may require the military finance office to determine the correct category.
Why is my BAH higher than the published 2026 rate?

Can BAH and BAS count as income for a VA loan?

Can BAH and BAS be grossed up?

Does VA residual income use grossed-up BAH and BAS?
Residual income measures the actual money left for the household, so we use the BAH and BAS received instead of an adjusted DTI figure. We complete the official loan analysis and apply the correct VA table.
What if the BAH calculator and LES do not match?
Use the current LES for the amount actually received, and let the military finance office resolve the difference. Rate protection, PCS timing, government quarters, dependent status, pay grade, a special BAH category, or the wrong ZIP can explain the mismatch.
Is GI Bill MHA the same as BAH?
MHA is a VA education benefit, not active-duty BAH. Resident MHA starts with an E-5-with-dependents BAH rate but is affected by eligibility tier, rate of pursuit, school location, course format, enrollment dates, and the academic rate year.
Which BAH year does the GI Bill use in July 2026?
Current Post-9/11 GI Bill MHA through July 31, 2026, uses 2025 BAH rates. The benefit period beginning August 1, 2026, uses 2026 BAH rates, and the official VA rate page controls which rate applies.
Can active-duty members receive Post-9/11 GI Bill MHA?
The current VA rate page states that a person on active duty is not eligible for an MHA payment. A spouse using transferred benefits while the Veteran is on active duty is also not eligible.
Does this calculator determine VA loan approval?
This calculator only estimates active-duty BAH and BAS and cannot approve a VA loan. PBT still verifies income, credit, monthly debts, and residual income. We also review entitlement, occupancy, the property, appraisal, title, insurance, and any remaining approval conditions.
