Where to use your BAH and BAS estimate next
Once you have your estimated monthly BAH and BAS, the next step is putting those numbers into the rest of the VA loan picture. BAH and BAS can affect affordability, residual income, and the way the file looks when a lender reviews the full income package.

How BAH and BAS can affect a VA loan
BAH and BAS can be important because they are monthly income sources for many active-duty service members. They are usually non-taxable, so they may help the qualifying income calculation and they can also help the residual income number when the monthly amount is documented correctly.
That does not mean the calculator result is the same thing as an approval. We still have to review the LES, debts, credit, assets, property, and the proposed payment. However, getting a realistic BAH and BAS number upfront can keep you from guessing when you move into the VA affordability or residual income calculators.
- Use BAH and BAS from the LES when you have it
- Use the duty station ZIP for BAH, not just the home address
- Keep BAH, BAS, VA disability, and taxable income separated when possible
- Use the VA residual income calculator after you estimate these allowances
How to use the estimate
BAH and BAS are part of the monthly income picture for many active-duty borrowers, but they should not make the residual income calculator harder to use. Estimate them here first, then take the monthly numbers into the VA residual income calculator.
For almost every loan file, the LES is still the source we want to verify before we rely on the number.
Use the duty station ZIP
BAH is tied to the permanent duty station, not necessarily the address of the home you want to buy.
Pick the right dependent status
The BAH amount changes depending on whether the service member receives BAH with dependents or without dependents.
Add BAS separately
BAS is a separate monthly allowance. The calculator uses the 2026 standard enlisted or officer amount, but the LES is still the best source.
Use it with residual income
Once you have BAH and BAS, plug those monthly amounts into the VA residual income calculator so the income section stays clean.
Guideline source. BAH comes from the DTMO BAH Rate Lookup. BAS rates come from the official Military Compensation BAS page. Last updated June 28, 2026.
BAH and BAS questions
Does BAH or BAS change based on number of dependents?
No, BAH does not keep increasing for each dependent. It is based on duty station, pay grade, and whether the service member has dependents or does not have dependents. BAS also does not change based on family size because BAS is meant for the service member’s meals, not family meals.
Why do some military members receive BAH and others do not?
BAH is generally paid when government housing is not provided. A service member living in barracks, dorms, ship quarters, or other government-provided housing may not receive regular BAH, while a service member who is authorized to live off base or has dependents may qualify. The LES and the installation finance office are still the best places to confirm the actual allowance.
Does VA residual income use BAH and BAS?
Yes, BAH and BAS can be counted as non-taxable monthly income when they are documented correctly. For residual income, we use the actual monthly cash received.
Can BAH and BAS help me qualify for a VA loan?
Yes, they can help when they are stable, documented, and likely to continue. They may improve qualifying income, DTI, and residual income, but the lender still has to review the full file.
Is BAH taxable income?
No, BAH is generally treated as non-taxable income. That is why we separate it from taxable gross monthly income when checking VA affordability and residual income.
Should BAH be grossed up?
BAH may be grossed up for qualifying income and DTI, but the VA residual income calculation still looks at actual monthly cash left over.
What if the calculator and my LES do not match?
Use the LES. This tool is an estimate, and the lender will verify the actual income documentation before relying on the number.
Can PBT Bancorp review my real income?
Yes, we can review your LES, debts, proposed payment, and VA residual income together so you are not guessing from one calculator result.
