Why Do VA Loans Work So Well in Georgia?
Georgia gives military buyers a lot of choices, from base communities around Columbus, Augusta, Hinesville, and Warner Robins to larger markets such as Atlanta and Savannah. An eligible buyer with full entitlement may be able to purchase with no down payment and no monthly mortgage insurance, which is a big reason the VA guaranteed 27,653 home loans in Georgia during fiscal year 2025.

What Georgia Tax Benefits Are Available to Veterans?
Georgia has (2) Veteran tax benefits worth checking. The 2026 disabled Veteran homestead exemption can remove up to $126,526 from the assessed value of a qualifying primary residence. Also, beginning January 1, 2027, qualifying military retirees under age 65 may exclude up to $65,000 of military retirement income from Georgia income tax, and each spouse may claim the exclusion separately when both qualify.
The homestead exemption has to be approved by the county, so make sure it is showing on the property tax record before using it in your monthly payment.
Is $832,750 the VA Loan Limit in Georgia?
No, Veterans with full entitlement do not have a county VA loan limit. $832,750 is the 2026 one-unit conforming loan limit in every Georgia county. A VA loan above $832,750 is considered a high-balance loan. It is not the maximum VA loan amount.

Who Qualifies for a VA Loan in Georgia?
Current service members generally meet the minimum active-duty requirement after 90 continuous days, while Veteran, Guard, and Reserve requirements depend on when and how long the Veteran served.
