VA itself does not publish a credit-score floor, so the lender and specific loan option determine what is acceptable.

Some purchase and cash-out options available through our wholesale lenders can consider scores as low as 500. Eligible homeowners with an existing VA mortgage may also use the VA Interest Rate Reduction Refinance Loan (IRRRL), often called a streamline refinance. PBT’s streamline option does not have a minimum credit score.

What Does North Carolina Add for Veterans Who Own a Home?

North Carolina provides a Disabled Veteran Homestead Exclusion and a state income-tax deduction for eligible military retirement pay. Neither benefit should be assumed from your occupation or disability rating alone because the tax office still needs the required application and supporting documents.

The first $45,000 of assessed value may be excluded from a qualifying permanent residence.

Qualifying disabled Veterans and surviving spouses must complete the certification and county application before the assessed-value reduction can be applied.

Eligible military retirees may deduct qualifying military retirement pay from North Carolina taxable income for tax years beginning in 2021.

Survivor Benefit Plan payments may also qualify for the state deduction when the current rules are met.

Does Every North Carolina County Use the Same 2026 Conforming Loan Limit?

FHFA sets a $832,750 one-unit conforming loan limit in all 100 North Carolina counties for 2026. The same figure applies wherever the North Carolina property is located.

Cumberland, Onslow, New Hanover, Wake, Mecklenburg, Guilford, Craven, Wayne, and the other 92 counties use that same figure.

$832,750 is FHFA’s 2026 one-unit conforming loan limit for every North Carolina county. It does not cap the amount VA can approve, and it is not a PBT rule. A mortgage above the county figure is considered high balance and is commonly referred to as a jumbo loan.

How Should You Set Up the North Carolina VA Loan Calculator?

Enter the price, rate, and down payment you are considering, then replace the property tax, homeowners insurance, flood insurance when applicable, and association costs with the figures for the actual North Carolina property. The VA does not have a maximum DTI, so the Affordability Calculator lets you change the ratio used in the estimate instead of presenting one DTI figure as a VA limit.

How does the North Carolina Disabled Veteran Homestead Exclusion work?

The exclusion removes the first $45,000 of assessed value from the permanent residence of a qualifying disabled Veteran or eligible never-remarried surviving spouse. A qualifying Veteran must generally have a total and permanent service-connected disability or receive specially adapted housing benefits. The county tax assessor uses the certified NCDVA-9 and AV-9 forms to process the request by the filing deadline.

Does North Carolina tax military retirement pay?

North Carolina allows eligible military retirees to deduct military retirement pay when calculating state taxable income for tax years beginning in 2021. Eligible Survivor Benefit Plan payments may also qualify, and the same retirement income cannot be deducted twice under both the military deduction and the Bailey settlement.

Is the conforming loan limit higher in any North Carolina county for 2026?

The FHFA lists the same $832,750 one-unit conforming loan limit for all 100 North Carolina counties in 2026, so no North Carolina county has a higher conforming amount this year.
