Virginia does not have one conforming loan limit for the entire state because the correct amount is based on the county or independent city where the property is located, which is especially important around Northern Virginia and Fredericksburg.

Full VA entitlement has no loan limit. The county figure matters when the Veteran has remaining entitlement and the lender calculates the available VA guaranty.

The FHFA sets the conforming loan limits by county each year. This isn’t something that changes depending on your lender. Please keep in mind that the conforming loan limit isn’t the actual limit for the loan amount the VA will approve. It is only the limit for a conforming loan, anything over this amount would be considered a high-balance loan.

How Can Virginia Taxes Change the Monthly Payment?

Virginia real estate taxes and vehicle taxes are set locally, so the exact address matters. A home in an independent city can have a different tax bill from a similarly priced home in the surrounding county, and the calculator should not apply a Veteran exemption until the locality has approved it.

Military benefits subtraction

For tax year 2025 and later, qualifying taxpayers may subtract up to $40,000 of eligible military benefits included in federal income. Each spouse may claim a separate subtraction when both qualify.

Disabled Veteran real estate exemption

A qualifying Veteran with a 100 percent service-connected, permanent and total disability may receive an exemption on the principal residence and up to one acre after local approval. Separate rules apply to permanent and total individual unemployability and eligible surviving spouses.

Disabled Veteran vehicle exemption

One qualifying vehicle owned and used primarily by or for a Veteran with a 100 percent service-connected, permanent and total disability may also be exempt from local personal property tax after the locality approves it.

What Should You Know Before Getting Pre-Qualified in Virginia?

Current service members generally meet the minimum active-duty requirement after 90 continuous days, while Veteran, Guard, and Reserve requirements depend on when and how long the Veteran served. Eligible surviving spouses may also qualify, and we pull your Certificate of Eligibility (COE) to confirm the individual service record.
