VA Interest Rate Reduction Refinance Loan (IRRRL), often called a streamline refinance, for South Carolina homeowners

South Carolina VA IRRRL Rates, Taxes, and Closing Costs

For a South Carolina homeowner, the useful number is the new total payment after insurance and closing costs are included. An eligible IRRRL can replace the current VA-backed mortgage without a new appraisal or another full review of income and assets.

We begin by reviewing your current loan and mortgage statement, if you have it available, and then place those figures beside the new option. We also check whether an ownership change creates a deed recording fee, how the old mortgage will be released, and whether wind, hail, hurricane, flood, or storm-surge exposure changes the insurance cost.

Does a South Carolina IRRRL create a deed recording fee?

South Carolina’s deed recording fee applies when a deed transfers real estate to another person. A refinance that leaves ownership unchanged is not the same event, but a title change at closing can create a separate question for the closing professional.

Same owners remain on title

We ask the closing professional to confirm whether the refinance documents transfer any ownership interest and to identify the recording charges that still apply.

An owner is added or removed

A title change is not automatically part of the streamline refinance. We coordinate the deed preparation, confirm whether a recording fee applies, and make sure the new ownership is acceptable for the loan.

Fee estimate in writing

The Loan Estimate should distinguish lender, title, attorney, deed, and mortgage-recording charges instead of grouping them under an unexplained state fee.

How do we track the South Carolina mortgage satisfaction after payoff?

1

We match the existing lien

Before funds are sent, we confirm the names on the loan, property description, county record, and payoff amount.

2

We track the deadline for releasing the old mortgage

After full payment and a proper request, the holder of record can have up to three months to enter satisfaction under the South Carolina statute.

3

We confirm the county record

We keep the payoff and closing records, and PBT or the closing agent confirms that the satisfaction was entered and the former lien no longer appears open.

Use the real deed fee and coastal insurance cost

Would a South Carolina IRRRL improve the complete monthly payment?

The South Carolina payment comparison needs the deed fee, county charges, insurance, new balance, and recoupment period. We will calculate them with the proposed loan.

Call 800-697-4371

Which coastal insurance costs can change the refinance result?

We consider the policy written for the home because a statewide insurance estimate is not reliable for a coastal or flood-exposed property.

Wind and hail placement

Some coastal properties may need separate wind and hail coverage. We go over the carrier, premium, coverage limit, deductible, and effective date.

Hurricane deductible

We explain the policy trigger and convert a percentage deductible to dollars so you can see what you would pay after a covered storm loss.

Flood and storm surge

A standard homeowners policy does not include flood or storm-surge damage. Required protection must come from a separate NFIP or acceptable private flood policy.

Escrow payment

Premium changes can move the complete monthly payment even when principal and interest decline. We show both the loan payment and the escrowed total.

How do we compare South Carolina IRRRL offers fairly?

We use the same lock period, term, and closing assumptions for each option, then show you the complete cost and payment comparison.

  • Current balance, note rate, principal-and-interest payment, and remaining payments
  • Proposed rate, APR, lock expiration, and new maturity date
  • Discount points and lender credits shown separately in dollars
  • VA funding fee and every other amount added to the new balance
  • Attorney, title, county, lien-satisfaction, and any deed-related charges
  • Homeowners, wind and hail, and flood premiums used for the new escrow
  • Months needed to recover the covered closing costs and savings through the expected payoff year

Which rate and recoupment tests apply to the South Carolina refinance?

Before we recommend the refinance, we confirm that the existing loan meets the federal timing and payment-history rules and that the proposed terms provide the required financial benefit.

Seasoning date

The new note generally must be dated at least 210 days after the first payment due date on the current VA loan.

Payment count

At least six consecutive monthly payments generally must have been made. The payment record, not just the calendar, controls the review.

Required rate movement

A fixed-to-fixed refinance generally needs a rate at least .5% lower. A refinance that changes rate types follows a separate VA benefit test.

The month your savings catch up with the closing cost

For a loan covered by the federal recoupment calculation, the applicable charges divided by monthly principal-and-interest savings must produce 36 months or less.

A coastal policy can change a promising quote

Does the written refinance still work after insurance is confirmed?

Coastal coverage can erase savings that looked good on the rate quote. We can compare the final policy cost with the mortgage savings and check the old lien release.

Which records start the South Carolina streamline review?

An IRRRL needs fewer documents than a full refinance, but we still need the current mortgage and closing information.

No appraisal, income, or asset review

The VA IRRRL does not require an appraisal, income verification, or asset verification.

Mortgage, title, and insurance remain

PBT still reviews the current loan, payment history, payoff, title and liens, identification, occupancy certification, and property insurance.

No Minimum Credit Score option

An eligible current VA mortgage may fit our No Minimum Credit Score IRRRL. Payment history, seasoning, refinance benefit, documentation, and closing requirements still apply.

Can you refinance a former South Carolina home with an IRRRL?

Occupancy history can be flexible, but the permitted use of the loan proceeds is not.

Former primary residence

You can certify prior occupancy for a former primary home that is now rented when the existing mortgage is a VA loan and the refinance meets the remaining IRRRL requirements.

Incidental closing cash

The final South Carolina closing figures may return a small adjustment, generally no more than $500. That money comes from balancing the closing charges and is not a withdrawal of home equity.

Equity proceeds

If you need money for debt payoff, repairs, reserves, or another purpose, we can compare a VA cash-out refinance with the available streamline option.

What still needs attention before a South Carolina IRRRL closes?

We go over the Closing Disclosure against the quote you selected. The payment uses the rate, APR, points or credits, funding fee, title and attorney charges, county recording, and any deed fee. We also confirm the new balance, payment, term, prepaid amounts, and cash due.

Final closing review also covers ownership, lien position, payoff, satisfaction follow-up, homeowners coverage, wind and hail policy, flood protection, and mortgagee clauses. We recalculate the savings through the year you expect to sell or pay off the loan.

How do South Carolina deed fees and insurance affect an IRRRL?

South Carolina deed fees, mortgage satisfaction, homeowners coverage, and any flood requirement belong in the same written comparison as the federal IRRRL requirements. The linked state and federal sources show where those figures come from.

South Carolina VA IRRRL questions

Does South Carolina charge a deed recording fee on every VA IRRRL?

South Carolina applies the fee when a deed transfers real estate to another person. A refinance with unchanged ownership is not the same event. If an owner will be added or removed, we ask the closing professional to explain which deed and fee rules apply.

How long can a South Carolina mortgage satisfaction take?

After full payment and a proper request, the holder of record can have up to three months to enter satisfaction under state law. We keep the payoff records and confirm the county record, then explain any follow-up needed.

Can a coastal South Carolina home need separate wind coverage?

Yes, some coastal properties may need separate wind and hail coverage. Before closing, we review the carrier, limits, deductible, premium, policy dates, and mortgagee information.

Does homeowners insurance cover flood or storm surge?

Homeowners insurance normally excludes damage caused by flooding or storm surge. Protection requires a separate NFIP or acceptable private flood policy, and we may require it based on the flood determination.

Does a South Carolina VA IRRRL require income documents or an appraisal?

A South Carolina VA IRRRL can generally be reviewed without a new appraisal or verification of income and assets. The review still needs the existing mortgage, payment history, payoff, title, liens, identification, insurance, occupancy, and benefit information.

When is a South Carolina VA loan seasoned for an IRRRL?

The refinance must pass two separate timing tests. At least 210 days generally must pass after the first payment due date, and the payment record generally must show six consecutive monthly payments. We confirm both milestones before setting a South Carolina closing date.

Can I receive equity money through a South Carolina IRRRL?

A South Carolina IRRRL cannot provide cash from the home’s equity. A small closing adjustment may be returned, generally up to $500, but we compare a VA cash-out refinance when you need more than that.
