VA Loans in South Carolina
South Carolina military families may be shopping near Fort Jackson and Shaw in the Midlands, Joint Base Charleston and the Marine Corps installations in the Lowcountry, or in a part of the state with no nearby gate at all. The VA benefit is federal, but the home price, legal-residence tax treatment, insurance, and property details need to be reviewed for the South Carolina address.

What Should a South Carolina Coastal Buyer Verify About Insurance?
A standard homeowners policy does not cover flood damage, and a coastal property may also need separate wind and hail coverage depending on the address and insurer. Obtain the property-specific homeowners, wind and hail, and flood quotes before relying on the calculator because the South Carolina Wind and Hail Underwriting Association is a residual market for designated coastal areas, not automatic coverage for every coastal home.
What Makes Legal Residence So Important to South Carolina Property Taxes?
South Carolina property taxes are based on assessed value, the assessment ratio, and the local millage. A qualifying owner-occupied legal residence generally uses a 4 percent assessment ratio instead of the 6 percent ratio generally used for other real property, but the homeowner has to apply with the county assessor.
Disabled Veteran home exemption
Certain Veterans who are totally and permanently disabled from a service-connected disability may qualify for a property-tax exemption.
The South Carolina Department of Revenue determines eligibility, and qualifying surviving spouses may also be eligible under the state rules.
Legal residence application
The 4 percent assessment ratio is not automatic because the county needs the legal-residence application and supporting documents.
An otherwise eligible active-duty owner permanently stationed in South Carolina may use military orders as proof under the state’s duty-station provision even when domiciled in another state.
Military retirement income
South Carolina allows a deduction for all military retirement income included in state taxable income for tax years beginning after 2021.
Is the 2026 Conforming Loan Limit the Same Across South Carolina?
The FHFA lists the same $832,750 one-unit conforming loan limit in all 46 South Carolina counties for 2026, including Charleston, Beaufort, Richland, Greenville, Horry, Sumter, and York counties.
One statewide conforming amount
Because every county uses the same amount, there is no need to make the borrower select a county just to see the same result.
The FHFA sets the conforming loan limits by county each year. This isn’t something that changes depending on your lender. Please keep in mind that the conforming loan limit isn’t the actual limit for the loan amount the VA will approve. It is only the limit for a conforming loan, anything over this amount would be considered a high-balance loan.

What Questions Come Up Most Often Across South Carolina?
Which South Carolina city guide should I use for Joint Base Charleston?
Use the Charleston guide for Charleston County and Joint Base Charleston, or the Summerville guide when the property is northwest of the base. The property county, legal-residence status, insurance, and association costs should come from the actual address rather than the installation name.
Can a 100 percent disabled Veteran avoid property tax on a South Carolina home?
South Carolina provides a property-tax exemption on a home and up to five acres for certain Veterans who are totally and permanently disabled from a service-connected disability. Eligibility is determined through the South Carolina Department of Revenue, and the approved exemption should appear in the tax records before it is used in the mortgage payment.
What does the 4 percent legal-residence assessment ratio mean in South Carolina?
A qualifying owner-occupied legal residence is generally assessed at 4 percent of fair market value for property-tax purposes, while other real property is generally assessed at 6 percent. This is an assessment ratio rather than the tax rate, and the homeowner must apply with the county assessor for legal-residence status.
Does South Carolina still tax military retirement income?
South Carolina allows a deduction for all military retirement income included in South Carolina taxable income for tax years beginning after 2021. The deduction is claimed on the state return, and the borrower still needs to document the income under the loan program requirements.
Are Charleston and Beaufort high-cost counties for the 2026 conforming loan limit?
The FHFA lists the same $832,750 one-unit conforming loan limit for Charleston, Beaufort, and every other South Carolina county in 2026, so neither county has a higher conforming amount this year. A higher-priced VA loan may still be possible, but an amount over the conforming limit would be considered a high-balance loan.
