VA Loans in Raleigh, NC

Buying in Raleigh usually means comparing more than Raleigh. Cary, Apex, Holly Springs, Wake Forest, and Garner can give you very different prices, taxes, association costs, and commutes. We take care of the COE and calculate your range from the income, debts, credit, and funds in the application. Actual Wake County taxes, insurance, association dues, and property details are added so the payment reflects the address you choose.

How Do You Choose the Right Part of Raleigh for Your Next Chapter?

We start by reviewing the place you expect to spend most of your week. Downtown Raleigh, Research Triangle Park, North Raleigh, Cary, and the southern Wake County communities can pull the home search in very different directions. The best-looking price on a map may not be the better choice after you add the commute, association costs, property taxes, insurance, and time you expect to stay in the home.

If you are transitioning out of the military, we can also review the income and employment timeline that will be used for the loan before you commit to a price range. The goal is to build the home search around the life you are moving into, not the duty station you just left.

What Makes a Raleigh VA Offer Easier for a Seller to Understand?

A seller still decides which offer works best, but we can make sure the financing is clear and the buyer understands the payment before the offer is submitted.

Pre-qualification

The buyer review comes before the property review

Before the home search gets serious, we review the Certificate of Eligibility (COE), income, debts, credit, funds needed, and realistic price range.

Property review

The home review should start before deadlines get tight

For Raleigh, we look at the property type, taxes, insurance, association charges, appraisal timing, and any obvious financing questions as early as possible.

Contract timing

Match the loan to the closing date

The appraisal, title, insurance, underwriting, and borrower documents all have to fit the contract calendar, so we confirm that schedule before the offer is written.

What Do 33 Days and 3.3 Months of Inventory Mean for Raleigh Buyers?

Raleigh posted a $424,769 median sale price in June 2026, with homes taking 33 days to sell at the median and about 3.3 months of inventory. Those numbers tell us the city is still moving, but they do not tell you what is happening in the ZIP code where you are actually looking.

Our goal is to give you the most recent market data available so you can see where buyers may have more room and where a well-prepared offer may matter more. Once you choose a property, we replace the market-wide figures with the actual price, taxes, insurance, association charges, and home details.

Which Raleigh ZIP Codes Fit Different Home Budgets?

The June 2026 ZIP-level figures show why one citywide average is not enough. North and west Raleigh can sit in a very different price range from the southeast and northeast parts of the city.

We work from these as market reference points, then compare the exact home, commute, taxes, insurance, and association charges before deciding which area fits.

South and East Raleigh

How Do Raleigh, Apex, Holly Springs, Wake Forest, and Garner Differ?

The Triangle is large enough that a cheaper home can be the wrong choice if the commute adds hours to your week. We put the payment and the daily drive side by side so you can decide where to focus the search.

Raleigh

Stay closer to the city

Raleigh offers a wide range of ZIP codes and property types, but the price and market speed can change quickly from southeast Raleigh to the north and west.

Apex and Holly Springs

Southwest Wake has a different commute tradeoff

Buyers working around Cary, RTP, or southern Wake County should compare the actual route along with the mortgage, taxes, insurance, and association charges for each home.

Wake Forest

Look north of Raleigh

Wake Forest can open up a different housing search, though the commute to downtown or RTP may become a bigger part of the decision.

Garner

The south and east side change the search area

Garner may give a buyer another price and commute option while keeping access to Raleigh, but taxes, insurance, and the exact route still matter.

How Much Could a Raleigh Home Cost Each Month?

The same loan amount can produce a different payment from one Raleigh property to the next because the taxes, insurance, HOA dues, and other housing costs change. The price range you are considering comes first, then we update the calculator as soon as you have an address.

What would the monthly payment look like for a Raleigh home?

The calculator lets you compare a Raleigh purchase price with early estimates for property taxes, homeowners insurance, association charges, rate, and any VA funding fee that applies. Once you find a home, we replace those estimates with current figures for the address so the payment reflects the property you are considering.

Which VA Loan Options Can Raleigh Buyers and Homeowners Compare?

A Raleigh purchase loan helps you buy a home. A one-time close loan combines an approved construction project and permanent mortgage. A VA Interest Rate Reduction Refinance Loan (IRRRL), often called a streamline refinance, can lower the rate or payment on an existing VA loan. Cash-out can use eligible equity or replace a non-VA mortgage.

Buying

VA purchase

For a Raleigh purchase, we use the Certificate of Eligibility (COE), available entitlement, income, monthly debts, credit, appraisal, and exact property to turn the price into a realistic payment and cash-to-close estimate.

Building

One-time close construction

A Raleigh one-time close can combine the land, approved construction budget, and permanent VA mortgage. Construction approval depends on the buyer and builder first, followed by the plans, permits, appraisal, insurance, Wake County property details, and completion schedule.

Existing VA loan

VA Streamline Refinance

Raleigh homeowners may compare the VA Interest Rate Reduction Refinance Loan (IRRRL), often called a streamline refinance, for an existing VA loan. The current mortgage must be old enough, its recent payments must qualify, and the savings must recover the costs within the allowed period.

Primary-home equity

VA cash-out refinance

A Raleigh VA cash-out refinance starts with the appraisal, current mortgage payoff, and available equity. Approval also depends on income, credit, liens, closing costs, primary occupancy, the property, and the applicable loan-to-value limit.

Can You Refinance a Raleigh Home After It Becomes an Investment Property?

If you move and keep the Raleigh home as a rental, the existing VA loan may still qualify for an Interest Rate Reduction Refinance Loan when the prior occupancy, payment history, and timing qualify. VA cash-out is different because the property must be your current primary residence.

Raleigh VA streamline refinance

An investment-property VA Streamline Refinance may be available

For a Raleigh IRRRL, the current mortgage must already be VA-backed. We check prior occupancy, payment history, timing, costs, and the required financial benefit.

VA cash-out refinance

Cash-out requires a primary residence

A Raleigh rental is not eligible for VA cash-out because that refinance requires the home to be the borrower’s current primary residence.

How Does the Disabled Veteran Property Tax Exclusion Work in Raleigh?

North Carolina’s disabled Veteran exclusion can remove $45,000 of appraised value from an approved permanent residence when the applicant meets G.S. 105-277.1C.

County approval

The exclusion is not automatic

Wake County must approve the NCDVA-9 paperwork before we lower the tax amount used for a Raleigh payment.

Payment estimate

The current property tax amount belongs in the payment

Once Wake County approves the exclusion, the Raleigh payment can use the current property-specific monthly tax amount. Before approval, we keep the full tax amount in the Raleigh payment.

How Can a Raleigh Buyer Keep the VA Closing on Schedule?

A Raleigh purchase also has to follow the dates in the contract, so we confirm the appraisal, title, insurance, and underwriting schedule before you make an offer.

The Raleigh worksheet ties principal and interest to the exact address, Wake County taxes, property type, insurance, association costs, and closing schedule. It gives you one total for the payment and cash due instead of a rate without the rest of the housing cost.

How Do We Help Raleigh VA Buyers?

Our office is in Wilmington, North Carolina, and we help Veterans and military families compare VA loans throughout the state. For a Raleigh home, we want the payment and cash requirement to reflect the exact property instead of a broad city estimate.

Property-specific review

The actual home’s numbers control the decision

Before you rely on a Raleigh payment, we review the price, taxes, insurance, association charges, and loan term. We then compare that payment with your verified income, monthly debts, credit history, available entitlement, and cash needed.

Program comparison

Look beyond one lender’s rules

PBT is an FDIC member bank and can also compare qualifying programs from more than 35 wholesale lenders, which gives us more than one place to look for the right fit.

What Do Buyers Ask About VA Loans in Raleigh?

Can a Home in Raleigh 27606 Be Purchased With VA Financing?

For a home in Raleigh ZIP code 27606, start with the exact address and the price you expect to offer, then replace the city estimates with the parcel taxes, insurance, and any association charges. Before turning that address into a payment you can use, we confirm the Certificate of Eligibility (COE), available entitlement, borrower qualifications, appraisal, and property.

Can I use a VA loan in Apex, Holly Springs, Wake Forest, or Garner?

The VA benefit is available for qualifying primary homes throughout Wake County and the surrounding Triangle communities. We review the borrower, occupancy, property, appraisal, and loan application under the current VA and lender requirements before approving the loan.

Do I have to be active duty to get a Raleigh VA loan?

VA eligibility is not limited to active-duty service members because Veterans, current service members, qualifying Guard and Reserve members, and certain eligible surviving spouses may qualify. Before you use a loan amount in the home search, we pull the Certificate of Eligibility (COE) to confirm the service record and available entitlement.

Can a VA loan compete with other offers in Raleigh?

A seller decides which offer to accept, but a well-prepared VA offer can give the seller clear financing and timing information. We review the buyer and selected property, then make sure the pre-qualification and closing schedule fit the offer being made.

Is There One VA Minimum Credit Score for a Raleigh Loan?

No, the VA does not set one minimum credit score for every Raleigh purchase. Some of our purchase options can consider scores as low as 500, but approval also depends on the payment history, income, monthly debts, cash needed, entitlement, and the selected property.

When should the North Carolina disabled Veteran tax exclusion be added to my Raleigh payment?

We add the exclusion only after Wake County approves the owner and permanent residence under the current North Carolina requirements. Until that approval appears on the tax record, we use the current property-tax amount so the Raleigh payment is not understated.
